What this site is, and what it isn’t.

This website is published by Mayra Rivera, Broker Salesperson, of Rivera Group Real Estate at Douglas Elliman Real Estate. By using it you accept the terms below. They are short on purpose.

01 No agency relationship until it is in writing

Browsing this site, submitting the intake form, or having a roadmap conversation does not make us your agent and does not make you our client. A brokerage relationship in Nevada begins only when a written agreement is signed by both of us, and Nevada’s required agency disclosures are provided to you before that point. Until then, nothing you send through this site should be treated as confidential client information.

02 The Equity Roadmap session

The roadmap session is offered free, carries no obligation, and does not require a home tour. It is a planning conversation. The figures produced in it — qualification estimates, debt-to-income readings, reserve targets, timelines — are estimates based on what you tell us and on conditions on that date. They are not a pre-approval, a loan commitment, an appraisal, or a promise. Only a licensed lender can pre-approve you, and only a licensed appraiser can appraise a property.

03 Market data

Market figures shown on this site are drawn from the Las Vegas REALTORS® monthly report, Redfin, and the National Association of REALTORS®, and are labeled with the month they describe. They are deemed reliable but are not guaranteed, are historical by the time you read them, and are refreshed periodically rather than continuously.

Past market behavior does not predict future results. Real estate values can fall. Nothing on this site should be read as a projection of what any specific property will be worth, rent for, or sell for.

04 Compensation

Broker fees and commissions are fully negotiable and are not set by law. Any ranges shown on this site are illustrative, are not a quote, and are not an offer of compensation to any party, including cooperating brokers. Compensation is agreed in writing before representation begins.

05 Fair housing

We conduct business in accordance with the federal Fair Housing Act and Nevada fair housing law. All properties are offered without regard to race, color, religion, sex, familial status, national origin, disability, sexual orientation, gender identity, or any other characteristic protected by applicable law. We do not answer questions about the demographic composition of neighborhoods, and we cannot steer you toward or away from an area on that basis. We will point you to objective published sources instead.

06 Third-party links and listings

Where this site links to a lender, inspector, title company, data source, or any other outside party, that is a convenience and not an endorsement, and we are not responsible for their content, services, privacy practices, or pricing. Verify anything material independently.

07 Content ownership

The text, photography, layout, code, and the Rivera Group name and marks on this site belong to Rivera Group Real Estate or are used under license. The Douglas Elliman name and marks belong to Douglas Elliman. You may read, print, and share these pages for personal, non-commercial use. Republishing, scraping, or reusing the content commercially requires written permission.

08 Accuracy and availability

We work to keep this site accurate and current, and we will correct errors when we find them, but we do not warrant that every figure or statement is free of error or that the site will be available without interruption. The site is provided on an “as is” basis to the fullest extent permitted by law.

09 Limitation of liability

To the fullest extent permitted by Nevada law, Rivera Group Real Estate and Mayra Rivera are not liable for indirect, incidental, or consequential damages arising from your use of this website or your reliance on information published here. Nothing in these terms limits any liability that cannot lawfully be limited, including the fiduciary and statutory duties a Nevada licensee owes an actual client under a signed agreement.

10 Governing law

These terms are governed by the laws of the State of Nevada. Disputes are subject to the courts of Clark County, Nevada. Real estate licensee conduct in Nevada is regulated by the Nevada Real Estate Division, which accepts complaints directly.

11 Changes

These terms may be updated; the effective date above will change when they are. Continuing to use the site after a change means you accept the revised terms.
